Rome, June 4, 2026 – Yeldo, a European group specializing in institutional real estate financing, has announced a significant new operation in the Roman residential market. This intervention solidifies the group’s presence in Central Italy with an investment in the Fonte Laurentina district, located in the southern part of the capital.
Project Details and Financing Structure
The financing, structured through a guaranteed senior bond, amounts to a maximum of €13 million, divided into three tranches, with the first and most substantial tranche already disbursed. The total duration of the operation is 30 months. The funds are earmarked for the acquisition of two contiguous plots of land and the subsequent construction of a residential complex. This complex will comprise 87 apartments, 44 garages and parking spaces, and 27 cellars, totaling approximately 6,600 square meters of commercial space.
The overall project is valued at approximately €24 million and has already secured the necessary building permits. Its objective is to meet a stable housing demand with strong absorption prospects in the local market. Construction is anticipated to commence by 2026, with completion slated for 2028. The exit from the investment will occur through the fractional sale of the units.

The development area is situated in Municipio IX and benefits from excellent infrastructure connections. It is easily accessible via the Grande Raccordo Anulare (GRA), the Laurentina metro line, and major airports, Fiumicino and Ciampino. The surrounding context is further enhanced by its proximity to the Campus Bio-Medico University of Rome, its associated hospital hub, and the Maximo Shopping Center. These elements significantly boost the area’s residential appeal. The zone is characterized by a predominantly young population and is experiencing growing market values.

The promoters of this operation are two entities with extensive experience in the sector: Impredo, a developer and general contractor with over a decade of activity in Italian residential construction, and Cobblestone, a company specializing in real estate finance with a focus on the Roman market.
