Rome, March 6 – The former Trionfale Flower Market, located in Rome’s Trionfale area, is set for a significant transformation following years of disuse. The building, which has been closed since 2022, will be converted into a new multifunctional hub designed to serve the local community. This initiative is the core objective of a new tender for valorization, launched on Wednesday, March 4, and open to private entities, associations, and non-profit organizations. Proposals for the 50-year concession can be submitted until July 31, 2026.
Tender Details and Project Guidelines
The public notice outlines a 50-year concession with an annual lease base of 120,000 euros. The successful bidder will have full autonomy in developing the project and will be permitted to sublease spaces. However, strict guidelines from the administration stipulate that 60 percent of the 7,000 square meters of surface area must be allocated to sports and cultural activities, while the remaining 40 percent will be designated for commercial activities, with a maximum of 15 percent for catering services.
The comprehensive renovation of the property, estimated to cost between 10 and 12 million euros, will be entirely at the expense of the concession winner. The future lessee will also be responsible for ensuring ordinary and extraordinary maintenance, independently securing all necessary authorizations, and guaranteeing the economic sustainability of the new center.
Community Engagement Shapes the Project
The valorization tender is the culmination of a participatory process that actively involved local citizens. In recent months, a survey was conducted, engaging four thousand residents from the neighborhood and surrounding areas. The survey revealed a strong preference for spaces dedicated to sports activities, particularly fitness and swimming, as well as cultural pursuits such as theater, music, and exhibitions. These community-driven ideas are now poised to become concrete project plans.
A New Phase for the Trionfale Quadrant
Tobia Zevi, Rome Capital’s Councillor for Heritage and Housing Policies, commented on the development: “A new phase is opening for the via Trionfale quadrant. We are talking about almost 7,000 square meters that, after years of closure, are returning to the center of a concrete regeneration project. The intention is to attract private investment without losing public ownership and by setting very clear rules. The majority of the spaces will be dedicated to sports, culture, and services for the neighborhood, in compliance with the wishes that emerged from the participatory process with citizens.”
This ambitious project aims to breathe new life into a long-neglected area, transforming it into a vibrant community hub that caters to the diverse needs and interests of Rome’s Trionfale residents.
