Renting a single room in Rome is becoming increasingly burdensome. According to the latest report by Immobiliare.it Insights, which analyzes price variations across Italy’s major university cities, rental fees in the capital have seen a staggering 40% increase in six years. While in March 2020, students and young workers had to pay an average of 434 euros for a single room, today the cost has risen to 609 euros.
Rental Market Challenges for Students and Young Workers
Paolo Giabardo, General Director of Immobiliare.it, highlights the critical situation: “The same target group driving demand, composed of students and young workers, does not have adequate incomes to sustain rental costs, contributing to widening the gap between spending capacity and requested rents, and generally making the room market inaccessible.” Despite this, Giabardo remains optimistic: “In recent months, the first signs of stabilization have begun to appear, which could indicate a progressive rebalancing of the market during the year.”
Rome Ranks Fifth in Price Increases Among Major University Cities
Over the past six years, single room prices in Italy have grown significantly in all major university centers. In cities hosting the ten largest state universities in the country (including La Sapienza in Rome), rental fees have increased by an average of 41% between March 2020 and March 2026. This value is a full 10 percentage points higher than the increase in studio apartment prices during the same period in these centers.
In the ranking compiled by Immobiliare.it Insights, Rome (+40%) is the fifth city with the largest increase, preceded by Turin (+45%), Padua and Florence (+46% for both). The two most significant increases occurred in Bari and Palermo, which recorded +59% and +55% respectively. Bologna, Naples, and Milan also showed significant increases, between 30% and 40%: in the Emilia-Romagna capital, anyone wishing to rent a room today would face an average cost 37% higher than in March 2020, while in Naples and Milan, the growth amounts to 36% and 31% respectively. The least marked variation among the mega-universities is recorded in Pisa, where the costs of a single room increased by 16% over the analyzed period.
Significant Increases Across Rome’s Neighborhoods
As the analysis highlights, the increases in single room rental fees spare no quadrant of the capital. Topping the list of neighborhoods that recorded the highest variations between March 2020 and March 2026 are Cecchignola and Fonte Meravigliosa, where prices soared by 67%. They are followed by the Appia Pignatelli, Ardeatino, and Montagnola areas (+52%), and the Casetta Mattei, Pisana, and Bravetta neighborhoods (+49%), with increases exceeding half of the pre-pandemic value. Rental pressure also remains high in university or residential areas: from Marconi and San Paolo (+48%), from Gregorio VII to Baldo degli Ubaldi (+48%), reaching the eastern suburbs of Borghesiana, Finocchio, and Rocca Cencia (+48%). The top ten increases are closed by the neighborhoods of Monteverde, Colli Portuensi, Casaletto, and Gianicolense (+47%), followed by Centocelle and Tor de’ Schiavi (+45%), with the prestigious areas of Corso Francia, Fleming, Ponte Milvio, and Vigna Clara (+45%), and Parioli-Flaminio (+44.7%).
