Milan Approves Major Urban Regeneration Project in Comasina: Affordable Homes and a New Park for Via Novate
Milan, March 29 – The Milan City Council has officially approved the executive plan for Via Novate in the Comasina district, paving the way for a significant urban regeneration project that includes new affordable housing units and a vast public park. The initiative, spanning an area of 47,500 square meters, aims to transform a currently abandoned and inaccessible site into a vibrant residential and green hub for the community.
The plan, which follows its adoption last December without modifications, was highlighted by Deputy Mayor and Urban Regeneration Councillor Anna Scavuzzo. “This intervention responds to the need for affordable housing and, at the same time, solves the problem of an currently unusable area with an environmental recovery solution that returns a beautiful park to the community,” Scavuzzo commented.
Green Spaces and Enhanced Connectivity at the Forefront
The project area is divided into two contiguous sub-areas of nearly equal size: one owned by Near sgr (formerly Redo Sgr) and the other by the municipality. A key aspect of the plan is the transfer of over 53% of the private area to the Municipality of Milan. This significant portion will be dedicated to public green spaces, a new parking facility, and improved pedestrian and cycling connections, enhancing accessibility and livability for residents.
The primary objectives of the plan include the transformation of an currently undeveloped and isolated area, the creation of new connections with adjacent neighborhoods, and the environmental requalification of the municipal area, which has been neglected for years. The project also envisages the creation of new pathways, effectively returning the area to citizens as an equipped public park.
Detailed Breakdown of the Development Plan
In detail, five residential buildings are planned for the southwest part of the area, providing approximately 22,000 square meters of gross floor area designated for social residential housing. A minimum of 50% of these units will be available for rent. Additionally, up to 1,000 square meters at the base of the buildings facing the park will be allocated for other urban functions, fostering a mixed-use environment.
New Infrastructure: Road and Cycle Path
Among the planned urban infrastructure works, a new vehicular road will be constructed, extending from Via Novate to provide access to the new parking area and residential buildings. Crucially, a new cycle path will also be developed, offering a direct connection from Via Novate to Via Calizzano, leading towards the Comasina M3 metro terminus. This will significantly improve sustainable transport options for residents.
The project represents a concerted effort by the Milan City Council to address critical urban challenges, including the demand for affordable housing and the need for more green spaces and improved public infrastructure. By transforming a neglected area into a modern, connected, and environmentally conscious district, the Via Novate plan aims to enhance the quality of life for the Comasina community and contribute to the broader urban regeneration goals of Milan.
