Tor Cervara: From Degradation to Green Logistics Hub
The Tor Cervara district in Rome is undergoing a significant transformation with the imminent opening of a new, state-of-the-art logistics hub. This ambitious project, spearheaded by Prologis, aims to convert the long-abandoned Romanazzi Workshops into a modern, environmentally friendly facility, promising to bring much-needed employment and urban renewal to an area previously associated with crime and neglect.
A Commitment to Sustainable Urban Development
Sandro Innocenti, Director of Prologis for Southern Europe, emphasized the company’s commitment to responsible urban development. “When people think of logistics, they often associate it with negative connotations. However, with the requalification of Tor Cervara, we aim to demonstrate the opposite,” Innocenti stated. “We have remediated an area that was prey to degradation, drug dealing, and crime, we are building a green facility, and we will provide jobs for many people.”
The project, developed in collaboration with Gse as the general contractor, focuses on creating a Class A logistics structure designed for efficient last-mile city distribution.
Strategic Location and Reduced Environmental Impact
One of the key advantages of the new hub is its strategic location within the Grande Raccordo Anulare (GRA) in the Tiburtina area. “Being located within the GRA allows us not to impact traffic and pollution,” Innocenti explained. This prime location will enable clients such as DHL, FedEx, and Poste Italiane to service the city center without exacerbating traffic congestion on surrounding arterial roads. While the final occupant of the building has not yet been identified, the benefits of such a central distribution point are clear.
Reclaiming a Neglected Industrial Site
The intervention specifically targets the former Romanazzi Workshops, an industrial site that had remained unused for many years, contributing to the deterioration of the surrounding area and fostering a sense of insecurity. Massimiliano Umberti, President of the IV Municipality, highlighted the historical challenges of the site. “For years, the site represented a critical point for the neighborhood and the IV Municipality, marked by abandonment and illicit activities,” Umberti recounted. “The ambitious requalification currently underway constitutes a decisive step towards the valorization of the territory, with an intervention that prioritizes the recovery and reuse of the land over new constructions.”
The new structure spans approximately 10,187 square meters within a total area of 35,000 square meters, which includes internal roads, parking lots, green areas, and 750 square meters dedicated to offices and common spaces. The facility is scheduled for delivery in June.
Community Integration and Green Spaces
Prologis currently owns 28 properties in the Rome area, totaling approximately 290,000 square meters, all fully leased. Following the model of their facilities in Novara, Lodi, and the Bologna interport, the Tor Cervara site will also feature an urban park with picnic areas, murals, and artistic contributions, open to all citizens. This initiative underscores Prologis’s commitment not only to economic development but also to enhancing the quality of life for the local community.
